Todd, I just wanted to take a moment and tell you how much I enjoyed the conference. I really like the direction of the plats and your 'business'! Your business has really changed in the past 3-4 years (the last time I really took a look at it). Please understand that prior to real estate I was a business consultant for McDonalds for 19 years. In 2005, my wife, Camille, and I were a two-person real estate operation. Although we closed about 50 deals that year, we didn’t have a life outside of real estate. Without the leverage of employees, we didn’t have a business, we had a job. We worked from morning ‘til night, even on weekends and Camille used to joke that I’d need to have my cell phone surgically removed from my ear. In our best months, we could close eight transactions, but were only able to attain that mark a few times. When we had a big month, we’d have to spend so much of our time keeping the deals going that the next month we’d have no closings. Our business was not consistent and looked much like a saw-tooth wave. Camille read about Craig Proctor in a real estate magazine and signed up for a Super Conference. At the end of the conference, she begged me to join the coaching program. I remember thinking that we were doing pretty well without coaching, closing a deal per week on average. But, I reasoned that if coaching could help us close two extra deals per year, it would pay for itself. With Craig’s help, we hired team members and began to utilize the arsenal of advertising now available to us through the coaching program. In 2006, we were able to close 20 more deals than we did in 2005, even though the market had begun to decline. In 2007, as the market worsened and many agents began leaving the business, we had our best year ever, with a steady stream of eight or more closings or more per month. We’d only been able to hit this mark a few times in the “good” market, but now we were hitting it consistently in a “bad” market! In early 2008, we hit our stride. We closed 60 transactions in the first quarter, more than we previously could close in an entire year. We’re on track to surpass $1 million in commission income, and I can assure you that it wouldn’t be happening without Craig Proctor’s Quantum Leap program. After completing 12 months of coaching, we joined the Graduate program. Danny Griffin played an instrumental part in helping us get our finances in order to make our business more profitable. We then moved to the Platinum program where Todd Walters helped our business take off again, to a level of income that we couldn’t even imagine was possible. We now average 20 closings per month, a 500% increase over where we were in 2005 before joining the coaching program. We take most weekends off and use each Wednesday to work on the business rather than in the business. You shouldn’t question whether or not you can afford to join coaching. HI Todd, I just wanted to let you know that working with short sales with great success in getting about 9 listings a month which we are converting about 3 per month that we sell to our investors and we are getting both sides of the transaction. We are selling about the other 35% of the other short sales that we list on the MLS and pointing them that they need to go to the R-Bid site to submit offers. Word has gotten out that we are becoming the experts in short sales and I now have been requested by RE/MAX local owners here to talk about short sales. The benefit is that with my presentation, it makes it so hard that the agents are now referring their customers to me to handle the short sale for a referral fee. Hey Todd. I wanted to shoot you a quick email to give a little success story from Platinum. As everyone knows, we have been working really hard on the programs we offer to make us stand out in this tougher market. I did an Investor Seminar Wednesday evening here in Columbus and a gentleman showed up because he was intrigued by my marketing of the Rent-To-Own concept. I started talking to him and found out that he is a big builder who is struggling with his specs and wanted to look at RTO to get rid of them. He said he was tired of buyers not being able to sell their current home so they could buy his. (DING! DING! DING!) I immediately told him about the awesome Platinum System we have to eliminate this problem. Long story short, the investor seminar got him in the door, and the new build guarantee sold him on me. By noon today, I had 18 new listings (the whole subdivision) including 4 spec homes priced between $350,000 and $450,000 each. They were going to do their normal work while sitting in the model for free to sell the deals anyway! So I wanted to thank the whole group for working so hard to promote our program as without it, I wouldn't have gotten this contract for $504,000 in commissions this morning. "WOW" Kick the bushes guys, get out there and work with these desperate home sellers. They are in a MUCH worse position than we are so let’s help them out with all of the awesome things we offer.
